Congratulations on considering the exciting journey of building your new home! It will be both exciting and challenging but when it's done the reward will be stepping into a space you’ve envisioned. FIRST STEP
As your home builders, we typically require you to apply with our in-house lender within a week of going under contract. It’s important that you work closely with your agent and our sales rep to confirm the exact deadline for this. The lender will need documents such as W-2s, bank statements, two years of tax returns, and other necessary information. However, keep in mind that you, as the buyer, have the freedom to shop around and explore other lenders throughout the construction process.
STEP TWO
Remember it’s crucial to finalize all your design and structural changes before fully executing the contract. This will help prevent any delays or miscommunication between both parties. Once your selections are made, changes are typically not allowed and if they are, there may be a penalty fee involved.
STEP THREE
We will coordinate your design center appointment typically scheduling it within the month you contract on your new home. This appointment usually lasts 2-3 hours and will take place with our interior design specialist at one of our homes. During this time, you’ll have the opportunity to choose your selections, including flooring, countertops, cabinets, light fixtures etc.
STEP FOUR
As your dedicated builders, Nava Homes will guide you through every step of the construction process. You will have a team meeting with your builder, who will be by your side from start to finish, ensuring everything aligns with your vision. Throughout the build, we will provide regular updates to all parties, keeping you informed on the progress of your home from the foundation to the final touches. You will have the opportunity to review the blueprints in detail and confirm your selected colors, custom options, and design choices with your agent. Our goal is to bring your dream home to life with transparency, precision, and excellence.
STEP FIVE
Along with any required fees to obtain building permits, the approval process and permit issuance can take anywhere from 4 to 8 weeks, depending on your home's location.
STEP SIX
While your plans are being submitted to the city and awaiting approval, we are preparing your lot for construction—surveying, grading, and ensuring it’s ready to build on. The foundation is one of the most critical aspects of your home.
STEP SEVEN
see your home come to life from the ground up, typically a lot of our clients will go out to see the framing go up and write scriptures on the frame of their home and/or pray over it. All parties are coordinating with each other to update the progress of your home. Typically your agent will be sending a video 1-2x a month on the progress of your home.
STEP EIGHT
STEP NINE
Typically around 45-60 days before closing you’ll want to lock in the mortgage lender you’ll be using. This is crucial as they will need to order the appraisal for your home and once completed a copy will be sent to all parties involved.
STEP TEN
As we approach the final weeks your sales rep and title company will work closely with you, your lender, and your agent to provide an estimated closing month.
STEP ELEVEN
We conduct inspections throughout the entire building process but we always recommend that our clients hire their own inspector as well—since these homes are built by human hands. Scheduling an inspection at least 1-2 weeks before the orientation walkthrough ensures everything meets quality standards. The inspection is paid for by the buyer and your agent can provide a list of trusted inspectors. Once the report is completed, your agent will send it to the us for any necessary minor repairs.
STEP TWELVE
This is another major milestone where you will meet us at your completed home for a final walkthrough. You’ll have the opportunity to inspect every detail and point out any defects allowing us to make any necessary repairs before closing.
STEP THIRTEEN
Typically the title company and lender will coordinate a closing date for you. Be sure to notify us and your agent of the selected date and time, so we can ensure everyone is present on this special day!
STEP FOURTEEN
We will walk you through the house one last time to show you all the defects completed and the house has been cleaned out and ready for move in.
STEP FIFTEEN
The big moment has arrived! You will meet at the title company with your agent and any family members you choose to invite. During this meeting, you’ll sit down with the notary to sign all the required paperwork. On this important day make sure you have your cash-to-close ready in either a cashier's check or a wire transfer as your lender will notify you of the exact amount beforehand.
FINAL STEP
The final step comes after you finish at the title company. You'll all get back in your cars and head over to our model home where you will receive your new home keys, garage openers, and mailbox keys! The big day has arrived—what a blessing!
